Customer Spotlight: Bandi Group, LLC.

For Sankar and his wife, Aruna Bandi, success has always been about more than just career growth—it has been about building something meaningful for their family and community.


Both Sankar and Aruna are experienced IT professionals with decades of expertise in the technology industry. After immigrating from India to the United States together in 1998, they worked hard to build a strong foundation for their future while always holding onto a shared dream of owning and developing commercial real estate.


That dream began to take shape in 2019 when the couple purchased a parcel of land near 37th Street and Service Court NE in Rochester. He says, “Like many plans, the global pandemic in 2020 created uncertainty and delays.” After five years and several meaningful discussions with Ben Trehey, VP Business Banker at Coulee Bank, Sankar and Aruna decided to move forward with a commercial development on their property in south Rochester.


Bandi says, “Ben is a good friend of mine, and an even better advisor.” Ben helped guide the couple through the financing process and introduced them to Todd Ustby of Todd Ustby Construction. After seeing Todd’s work and professionalism, Sankar and Aruna knew they had found the right partner to bring their vision to life.


In April 2025, construction began on a 12,000-square-foot commercial building featuring four 3,000-square-foot units with 18-foot-high ceilings, designed to meet the needs of modern businesses. The project was completed in just six months. The construction was finished in August 2025, and it quickly filled with new tenants.


Orkin, a global company, signed a five-year lease starting September 1st, 2025, and within six months, Domaille Engineering, a fiber optics Policing company, leased the remaining three units, bringing it to full occupancy. Sankar and Aruna also extend special thanks to Nick Pompeian and Matt Gove of RGI for their valuable support in helping lease the units and ensuring the project’s success.


Looking back, Sankar credits much of the smooth process to the support he received from Coulee Bank. He says, “Ben and the entire team at Coulee Bank in Rochester made my life so simple. They put themselves in my shoes and gave me great ideas, especially when it came to structuring the loan.”


That mindset continues to drive his plans. In addition to this successful project, Sankar also owns acreage on Highway 63 South near the Rochester Airport, a prime high-visibility location where he is exploring future developments such as storage units, houses, and additional commercial projects.
